Located near the Y at South Lake Tahoe, Gardner Mountain is loved by residents due to its location to nearby shops, Raley’s grocery store and the proximity by bike to local trails, the beach and Fallen Leaf Lake. Lot sizes are a bit larger here and range up to 10,000 square feet in size. As of January 2023 the median sales price for this area is $722,000. The community topographically rises, gradually from the corner of Highway 50 at Lake Tahoe Blvd (The “Y”) towards the back of the neighborhood located at Gardner and 13th Streets, adjacent to our High School.
Tahoe Sierra borders Highway 50 to the north with the other 3 sides bordering U.S. or CA State Land. It is centrally located near many shops, two grocery stores and local public transportation. Most of the home sites in this neighborhood are 50 feet wide at the street and 100 feet deep. It is one of South Lake’s first neighborhoods and as of January 2023 had an average median sales price of $526,000. Hike and bike trails are accessible from the neighborhood to most area locations.
The Tahoe Key’s is located on the south shore of Lake Tahoe and features a network of canals that connect the homes to the lake. Many of the properties are either on the canal or have a view of the lake. The neighborhood also includes a marina, a beach, and a number of parks and recreational areas, such as a playground and a picnic area. It is the premiere neighborhood of South Lake Tahoe and has the highest median sales price for our area. This community of over 1300 single family homes and 300+ condo/town homes is quite unique, and if you’re a boater this may be the place for you. The HOA fees are reasonable and include an indoor / outdoor pool, multiple tennis courts, a beach, boat launch and their own water system. As of January 2023 the median sales price for a single family residence was $1,557,500.
TAHOE ISLAND PARK
Located between Highway 50 and the Tahoe Key’s, Tahoe Island Park is centrally located and affordable for those desiring nearby amenities, or recreational opportunities. The median sales price as of January 2023 was $668,415. There are quite a few single story homes in the community averaging 1000 to 1500 square feet. At the neighborhood entrance you’ll notice the chalet style community of homes named Sky Meadows. This planned unit development (PUD) provides exterior maintenance and snow removal for its owners. The areas median sales price is currently $471,500.
TAHOE ISLAND DRIVE
Located a few blocks west of Tahoe Key’s Blvd. this community of approximately 1000 residences had a median sales price of $675,000 as of January 2023. The area is centrally located with access to local hike and bike trails leading to Camp Richardson or Highway 50. There is also an elementary school located within the community.
Besides the Tahoe Key’s this neighborhood is one of the few with underground utilities. The area is surrounded on three sides by U.S. Forest Service and CA Conservancy land making it an excellent location for hiking or biking over to the Truckee River, or Lake Tahoe. The median sales price for this community as of January 2023 is $732,000. The area also has a small HOA community of Chalet style homes with a median sales price of $530,000. Annual assessments maintain the grounds and winter snow removal.
Montgomery Estates is a highly desirable neighborhood for its location, privacy and seclusion, as well as its proximity to all the amenities of South Lake Tahoe. It is known for its larger homes, many of which have views of the lake and surrounding mountains. The neighborhood is located at the base of the Sierra Mountains, and it is close to many outdoor recreational activities such as hiking, skiing, and snowboarding. The neighborhood is also home to a number of parks, including Bijou Community Park and Al Tahoe Park, which offer opportunities for outdoor activities like picnicking, playgrounds, and sports fields. Most of the home sites in the neighborhood are 1/4 to 1/3 acre and if you have children, and schools are a priority then you will be pleased to know Sierra House Elementary School is located within the neighborhood too. As of January 2023 the area had an average median sales price of $877,500.
Al Tahoe is a residential area situated on the south shore of Lake Tahoe. The neighborhood is known for its picturesque setting, with many homes nestled in the trees and offering views of the lake and surrounding mountains. Al Tahoe is also home to a number of parks, including Bijou Community Park and Al Tahoe Park, which offer opportunities for outdoor activities like picnicking, playgrounds, and sports fields. Additionally, the area is located near a number of popular ski resorts, including Heavenly Ski Resort, making it a popular destination for winter sports enthusiasts. Most of the home sites in the neighborhood are 50 feet wide at the street and 120 feet deep. As of January 2023 it had an average median sales price of $805,000.
NORTH UPPER TRUCKEE
The North Upper Truckee area is made up of a few different neighborhoods. Mountain View Estates is accessible from Lake Tahoe Blvd just five minutes from the Y (Raley’s) while Tahoe Paradise borders Mountain View Estates to its south and is also accessible from Highway 50 near Meyers. Angora Highlands which is located west of Lake Tahoe Blvd just before you reach Mountain View Estates is accessible by taking Tahoe Mountain Road to the top of the mountain. All three locations provide plenty of biking, hiking or cross country ski opportunities while being less than 10 minutes away to all shops at South Lake Tahoe. Most of the home sites in this area average 1/4 acre and you don’t experience as much traffic living in what locals call – the county. As of January 2023 Mountain View Estates had an average median sales price of $900,000. Tahoe Paradise (not to be confused with its sister neighborhood off of Pioneer Trail) had an average median sales price of $885,000. The Angora Highlands area has a median price slightly higher than Mountain View Estates. During the summer months there is also access to Angora Lakes and Fallen Leaf Lake.
COUNTRY CLUB ESTATES
The Country Club Estates area is located near a number of popular ski resorts, including Heavenly Ski Resort and Sierra at Tahoe Resort, making it a popular destination for winter sports enthusiasts. It is considered to be one of the most desirable neighborhoods in South Lake Tahoe, with many of the properties offering large, upscale residences. It is also home to the Lake Tahoe Golf Course, which is an 18 hole golf course offering spectacular views of the surrounding mountains. Located outside of the South Lake Tahoe city limits this area has access to many hike and bike trails, two grocery stores as well as easy highway access to Highway 50. The median sales price for this area as of January 2023 is $799,000.
The Bijou area is centrally located between Heavenly Ski Resort and the Stateline-Casino Corridor. The median sales price in this area as of January 2023 is $589,500. Due to the areas location there are more rental properties to accommodate those who work for the casinos as well as Heavenly Resort. My clients who purchase here like being where the action is and say they would not live anywhere else.
Located at the intersection of Highway 50 and 89 this area is known for its privacy, and the Truckee River. It typically receives a greater amount of snow due to its location between two mountains. The median sales price as of January 2023 varies between $639,000 at Highway 50 and $657,500 near Portal Dr and Highway 89. There are plenty of places to hike, bike and snow ski as well as the use of Old Meyer’s Grade which many hikers take advantage of at the beginning of Spring before the last snows finish melting.
National Forest Service Land surrounds this beautiful area off of Pioneer Trail. Everything you can think of to do outdoors is available here. Mountain biking, hiking or just walking your dog. The median sales price for this area as of January 2023 is $775,000. Located outside of the South Lake Tahoe city limits, short term rentals are also available for use or purchase. It is also less than a 10 minute drive to Raley’s or Heavenly Resort making this one of our top county locations.
Meyers is a small unincorporated community known for its quiet and peaceful atmosphere. The area is a mix of residential properties, such as single-family homes and cabins, and commercial properties, like shops and restaurants. Meyers is surrounded by the natural beauty of the Sierra Nevada mountains and is located close to many outdoor recreational activities, such as hiking, skiing, and snowboarding. The area is also home to several parks, including the Upper Truckee River Park, and Lake Baron which has a playground and picnic area, as well as access to the Truckee River for fishing and swimming. Residential lot sizes vary primarily between 5000 to 10,000 sq feet with the residential median sales price currently at $635,250 as of January 2023.
