SOUTH LAKE TAHOE NEIGHBORHOODS

GARDNER MOUNTAIN

Located at South Lake Tahoe, Gardner Mountain is loved by its residents due to its location to nearby shops, Raley’s grocery store and the proximity by bike to local trails, the beach and Fallen Leaf Lake.  Lot sizes are also a bit larger and range up to 10,000 square feet.  As of May 2019 the median sales price for this area is $370,000, a 15.5% increase from this time last year.  The area topographically rises gradually from the corner of Highway 50 at Lake Tahoe Blvd towards the back of the neighborhood at 13th St and Gardner St – adjacent to our High School.  A neighborhood location map is available for a print/save option at the bottom of the page.

TAHOE SIERRA

Tahoe Sierra is a neighborhood bordering Highway 50 to the north with the other 3 sides bordering U.S. or CA State Land.  It is centrally located in town near many shops, two grocery stores and public transportation.  Most of the home sites in this neighborhood are 50 feet wide at the street and 100 feet deep. It is one of South Lake’s first neighborhoods and as of May 2019 has an average median sales price of $339,750, down 1.5% from this time last year.  Hike and bike trails are accessible from the neighborhood to most area locations.

TAHOE KEY’S

Tahoe Key’s is the premiere neighborhood of South Lake Tahoe and has the highest median prices for the area.  Bordering Lake Tahoe to its north this community of over 1300 single family homes and 300+ condo/town homes is quite unique.  Most residences back to a lagoon with direct water access to the lake.  So if you’re a boater this may be the place for you.  The HOA fees are reasonable and include an indoor / outdoor pool, multiple tennis courts, a beach, boat launch and their own water system.  As of May 2019 the median sales price for a single family residence was $940,000, up 10.6% from last year based on 50 annual sales.  Average days on market is currently 121 days.

TAHOE ISLAND PARK

Located between Highway 50 and the Tahoe Key’s, Tahoe Island Park is centrally located and affordable for those wanting nearby amenities, and recreational opportunities.  The median sales price as of May 2019 was $445,000.  There are also quite a few single story homes in the community averaging 1000 to 1500 square feet. At the neighborhood entrance you’ll notice the chalet style community of homes named Sky Meadows.  This planned unit development (PUD) provides exterior maintenance and snow removal for its owners.  The areas median sales price is currently $300,000.

TAHOE ISLAND DRIVE

Located a few blocks west of Tahoe Key’s Blvd. this community of approximately 1000 residences had a median sales price of $430,000 as of May 2019.  The area is centrally located with access to local hike and bike trails leading to Camp Richardson or Highway 50.  There is also an elementary school located within the community.

HIGHLAND WOODS

Besides the Tahoe Key’s this is one of the few neighborhoods with underground utilities.  The area is surrounded on three sides by U.S. Forest Service and CA Conservancy land making it an excellent location for hiking over to the Truckee River or Lake Tahoe.  The median sales price for this community as of May 2019 is $475,000.  The area also has a small community of Chalet style homes with a median sales price of $336,400.

MONTGOMERY ESTATES

Montgomery Estates is conveniently located mid way between Stateline and Meyers, and offers various price ranges between its phases located off of both sides of Pioneer Trail. The community is surrounded on all sides by U.S. or CA State Land, and is centrally located to many shops, a grocery store and public transportation. Most of the home sites in the neighborhood are also 1/4 to 1/3 acre. Sierra House Elementary School is located within the neighborhood too. As of May 2019 the area had an average median sales price of $580,000. Hike and bike trails are also accessible from the neighborhood to most recreational locations.

AL TAHOE

The Al Tahoe community at South Lake is located north of Highway 50 and borders Lake Tahoe to the east and north.  CA State Land borders west of the neighborhood.  Centrally located there are a few shops and eateries along Hwy 50 for residents to visit.  A grocery store and public transportation is also easily accessible.  Most of the home sites in the neighborhood are 50 feet wide at the street and 120 feet deep.  It is one of South Lake’s first neighborhoods.  As of May 2019 it had an average median sales price of $422,500.  Hike and bike trails are accessible from the neighborhood to most area locations.

NORTH UPPER TRUCKEE

The North Upper Truckee area is made up of a few different neighborhoods. Mountain View Estates is accessible from Lake Tahoe Blvd just five minutes from the Y (Raley’s) while Tahoe Paradise borders Mountain View Estates to its south and is also accessible from Highway 50 near Meyers. Angora Highlands which is located west of Lake Tahoe Blvd just before you reach Mountain View Estates is accessible by taking Tahoe Mountain Road to the top of the mountain. All three locations provide plenty of biking, hiking or cross country ski opportunities while being less than 10 minutes away to all shops at South Lake Tahoe. Most of the home sites in this area average 1/4 acre and you don’t experience as much traffic living in what locals call – the county. As of May 2019 Mountain View Estates had an average median sales price of $648,000. Tahoe Paradise (not to be confused with its sister neighborhood off of Pioneer Trail) had an average median sales price of $525,000. The Angora Highlands area has a median price slightly higher than Mountain View Estates. During the summer months there is also access to Angora Lakes and Fallen Leaf Lake.

COUNTRY CLUB ESTATES

The Country Club area is primarily located between Highway 50 and Pioneer Trail.  There is also a smaller section located across from Highway 50 bordering the Lake Tahoe Golf Course.  The median sales price for this area as of May 2019 is $580,000.  Located outside of the South Lake Tahoe city limits this area has access to many hike and bike trails, two grocery stores as well as easy highway access.

BIJOU AREA

The Bijou area is centrally located between Heavenly Ski Resort and the Stateline-Casino Corridor.  The median sales price in this area as of May 2019 is $365,000.  Due to the areas location there are more rental properties to accommodate those who work for the casinos as well as Heavenly Resort.  My clients who purchase here like being where the action is and say they would not live anywhere else.

CHRISTMAS VALLEY

Located at the intersection of Highway 50 and 89 this area is known for its privacy, and the Truckee River.  It typically receives a greater amount of snow due to its location between two mountains.  The median sales price as of May 2019 varies between $420,000 at Highway 50 and $650,000 near Portal Dr and Highway 89.  There are plenty of places to hike, bike and snow ski as well as the use of Old Meyer’s Grade which many hikers take advantage of at the beginning of Spring before the last snows finish melting.
