STATELINE
The Kingsbury area is centrally located between our Stateline casinos and Heavenly Resorts Nevada entry point near Tramway Drive. Small shops, eateries and our local post office are located in the lower section while the mid section begins around Chimney Rock Road where it starts to get a bit more hilly. Skiers and hikers alike will enjoy Upper Kingsbury for easy access to Stagecoach and Boulder Lodges at Heavenly Resort. Prices currently vary between $450,000 in Upper Kingsbury to near $9,000,000 in the Kingsbury Estates area. The median sales price in 2022 was $1,310,000. Those considering a condominium purchase should explore the Tahoe and Summit Village areas where prices range from $250,000 to $1,000,000.
SKYLAND
Skyland borders Lake Tahoe and has its own private beach. Home sales during the last 12 months have started in the mid $900’s and reach over $6,000,000 for lakefront properties. Homeowners will be happy to know the median average sales price has increased 32% from $1,735,000 in 2021 to $2,300,000 in 2022. The community is located within 10 minutes of local shopping and only 25 minutes from Costco and Walmart at Carson City. On a typical day you will notice neighbors out walking, usually headed to the beach or forest service land which borders its southern boundary.
ELK POINT
Elk Point is a gated, lakefront community of approximately 90 residences. It has its own private beach and swimming area, boat docks, ramp and storage facilities. The area has its own HOA which includes snow removal, water and a full time caretaker. Although there were 5 sales during 2021 with a median sales price of $3,100,000 there were no sales during 2022.
LAKE VILLAGE
Lake Village is a planned unit development of 330 townhouses spread out over 52 acres of forestland. It was designed and built in the early 1970s. The townhouses range from 1 bedroom, 2 bath up to 4 bedroom, 3½ bath. Two and three bedroom units are the most common. Some have private outdoor hot tubs. Both residents and guests have access to the seasonal heated outdoor swimming pool, four tennis/pickleball courts, basket ball hoop, year-round outdoor hot tub, dry saunas, picnic area with propane barbecues, and hiking and bike trails. Nevada Beach is an approximate 15-minute walk through the meadow across Highway 50. Stagecoach and Boulder Lodges at Heavenly are only a seven-mile drive up Kingsbury Grade. These advantages make Lake Village a popular destination in both summer and winter. All the townhouses are privately owned. Some of Lake Village’s owners live here year round and some use Lake Village as their second or vacation home. Many rent their homes out for long-term or short-term vacation use. There were 22 sales in 2022 with a median sales price of $831,500.
PINEWILD
Pinewild is a gated, lakefront condominium community located 3 miles from Stateline at 600 Highway 50, Zephyr Cove, NV. There are approximately 135 units of which 18 are lakefront with nine additional units having lake views. A pier, deeded buoy field and beach area are also available for residents. Some units have covered parking located beneath the community tennis courts. HOA dues currently run $2847 per quarter. There were only 4 sales during 2022 with a median sales price of $2,425,000.
CAVE ROCK
Cave Rock is located less than 7 miles from Stateline and 20 minutes from Carson City. Most of the residential homes have panoramic views of Lake Tahoe. A park and boat launch is located directly across the highway from this community of over 110 single family residential units. There were 8 sales in 2022 with a median sales price of $1,150,000. Cave Rock Villas, a small condominium community is located at the entrance to the housing community. Many homes have panoramic lake views and residents say they love the location away from the hustle and bustle months of our tourist season.
ROUND HILL
Round Hill is centrally located to all you would want to do at Lake Tahoe. The neighborhood has a grocery store at its entrance along with a gym, Starbucks, a Sushi restaurant and more. Across the highway are paved trails leading to Nevada State Beach and bordering the area to the south is mainly forest service land providing plenty of hiking or snow shoeing opportunities. The median sales price for this community is currently $1,432,500. Sales prices ranged from $830,000 to $2,850,000 over the last 12 months. The Round Hill General Improvement District takes care of snow removal during the winter months.
SUMMIT / TAHOE VILLAGE
Located at the top of the Kingsbury Grade the Summit and Tahoe Village areas consist of over 700 condominiums and townhomes. A few single family residences are also located within the area of Kingsbury Estates. Boulder and Stagecoach Lodges are located here as well and offer easy access to Heavenly Ski Resort. The Tahoe Rim Trail is nearby with everything you need for recreation within walking or biking distance. Prices range from $225,000 to $1,000,000+ for those considering a condominium purchase. There were 48 sales in 2022 with a median sales price of $500,000.
HIDDEN WOODS
This community of custom homes borders U.S. Forest Service land offering an excellent location for those looking for a bit more privacy. No short term rentals are allowed here and most of the neighbors like it that way. Most home sites range in size from .50 to 1 acre with home prices predominantly over $2,000,000. There have been only 2 sales since September 2021. Prices paid were $2,000,000 for a 4 bedroom, 3 bath at 3402 SF and $3,300,000 for a 6 bedroom, 5 bath residence at 7412 SF.
ZEPHYR COVE
Zephyr Cove is named after Zephyrus, the Greek god of the west wind. It is located in Nevada on a protected cove bordering Lake Tahoe. Here you will find a few older cabins from the ’20’s, and a mix of newer homes – all having access to a private beach, pier and buoy field. HOA dues are very reasonable for the location and guests love visiting its sandy beaches. There was only one sale during 2022 with a sales price of $1,149,000.
GLENBROOK / UPPAWAY
The gated communities of Glenbrook and Uppaway provide privacy and security for its residents. The views here are spectacular! Glenbrook has 297 residences and provides its owners a seasonal guard, a 9-hole golf course, tennis club and on site restaurant. Uppaway borders Lake Tahoe with 39 residences and provides its residents a lakeside park, pier and tennis courts. There were 4 residential home sales in 2022 with a median sales price of $3,425,000.
