The Kingsbury area is centrally located between the Stateline casinos and Heavenly Resorts Nevada entry point. Small shops, eateries and our post office are located in the lower section. The mid section which begins around Chimney Rock is my favorite area and starts to get a bit more hilly. Skiers and hikers alike will enjoy Upper Kingsbury for easy access to Stagecoach and Boulder Lodges at Heavenly Resort. Many properties have lake and mountain views in this area.
Skyland borders Lake Tahoe and has its own private beach. Home prices in this area normally start in the upper $700’s and reach over $6,000,000 for lakefront properties. You are within 10 minutes of local shopping and only 25 minutes from Costco and Walmart at Carson City. On a typical day you will notice neighbors out walking, usually headed to the beach or forest service land which borders its southern boundary.
Elk Point is a gated, lakefront community of approximately 90 residences. It has its own private beach and swimming area, boat docks, ramp and storage facilities. The area has its own HOA which includes snow removal, water and a full time caretaker. Most area residences are priced over $1,000,000.
Lake Village is a community of over 300 condominiums and townhomes. Prices currently range up to $600,000 and include HOA dues of approximately $300 per month. There is a community pool, club house, tennis courts and spa within the community. Located 1.5 miles from Stateline shops and casinos this property is centrally located and affordable for most of your Tahoe desires.
Pinewild is a gated, lakefront condominium community located 3 miles from Stateline at 600 Highway 50, Zephyr Cove, NV. There are approximately 135 units of which 18 are lakefront and nine additional with lake views. A pier, deeded buoy field and beach area are available for residents. Some units have covered parking located beneath the community tennis courts. HOA dues currently run $2550 per quarter.
Cave Rock is located less than 7 miles from Stateline and 20 minutes from Carson City. A park and boat launch is located directly across the highway from this community of over 110 single family residential units. Cave Rock Villas, a small condominium community is located at the entrance to the housing community. Many homes have panoramic lake views and residents say they love the location away from the hustle and bustle months of our tourist season.
Round Hill is centrally located to all you would want to do at Lake Tahoe. The neighborhood has a grocery store at its entrance along with a gym, Starbucks, a Sushi restaurant and more. Across the highway are paved trails leading to Nevada State Beach and bordering the area to the south is mainly forest service land providing plenty of hiking or snow shoeing opportunities. The median sales price as of January 2019 is $682,000. The Round Hill General Improvement District takes good care of the area.
SUMMIT / TAHOE VILLAGE
Located at the top of the Kingsbury Grade this area is made up of over 700 condominiums and townhomes. A few single family residences are also located within the area. Boulder and Stagecoach Lodges offer access to Heavenly Ski Resort and with the Tahoe Rim Trail nearby, everything you need for recreation is within walking or biking distance.
This community of custom homes borders U.S. Forest Service land offering an excellent location for those looking for a bit more privacy. No short term rentals are allowed here and most of the neighbors like it that way. Most home sites range in size from .50 to 1 acre with home prices starting at over $1,000,000.
This neighborhood is named after its town and is located on a protected cove bordering Lake Tahoe. Here you will find a few older cabins from the ’20’s, and a mix of newer homes with all having access to a private beach, pier and buoy field. HOA dues are very reasonable for the location and guests love visiting its sandy beaches.
GLENBROOK / UPPAWAY
The gated communities of Glenbrook and Uppaway have been slow on sales this winter. Since Thanksgiving there have only been a total of three from both communities with nine active listings currently available. Glenbrook has 297 residences and provides its owners a seasonal guard, a 9-hole golf course, tennis club and on site restaurant. Uppaway borders Lake Tahoe with 39 residences and provides its residents a lakeside park, pier and tennis courts.
