Nevada East Shore – 1st Quarter Results 2019

The Nevada East Shore had a 27% decline in sales volume as compared to last year at this time.  The number of residential home sold declined 11% while condominium sales declined 25%.  The current median price of residential homes sold increased 9% to $900,000 while condominium sales increased 6% to $420,000. It’s interesting to note that the number of residential home and condominium sales priced over $1,000,000 increased from this same time period last year.

Lake Tahoe year-end statistics for 2018 show median sales prices increasing everywhere around the lake except for the East Shore.  However overall volume for single family residences did increase by 35%.

South Lake Tahoe March 2019 Update

The median sales price at South Lake Tahoe remained range bound in the $470’s settling at $476,000 last month.  We’ve been in this range since September of last year.  Half of the neighborhoods increased their median sales price while the other half declined.  The Stateline area which includes the area around Heavenly Resort saw a 16+% increase in median housing prices over the last 12 months.  For a better look at each neighborhood visit our South Lake Tahoe website neighborhood page.

Sierra Colina

Sierra Colina is a planned unit development community offering 44 residences on an 18 acre site located less than a mile from the Heavenly Gondola and the south shore of Lake Tahoe. Tahoe Island Park

Located between Highway 50 and the Tahoe Key’s, Tahoe Island Park is centrally located and affordable for those wanting nearby amenities, and recreational opportunities.  The median sales price as of January 2019 was $445,000.  There are also quite a few single story homes in the community averaging 1000 to 1500 square feet.  At the neighborhood entrance you’ll notice the chalet style community of homes named Sky Meadows.  This planned unit development (PUD) provides exterior maintenance and snow removal for its owners.  The areas median sales price is currently $312,000.
